FAQ

Straight answers to common questions

Do I need to make repairs?

No. You don’t need to make repairs for us to review your home or make a proposal. We consider properties in their current condition, and expected repair costs are factored into any offer.

Am I obligated to accept an offer?

No. Requesting a conversation or receiving a written proposal doesn’t create any obligation to sell. You can take time to review it, ask questions, compare other options, or decline.

How do you determine your offer?

We look at the home’s condition, recent comparable sales nearby, estimated repair costs, any mortgages or liens on the property, expected holding and closing costs, and our own investment requirements as a buyer. Because we buy as investors, our offer will often be lower than what a fully updated home might sell for on the open market. A direct sale is one option among several—listing with an agent may bring a higher price, and we encourage you to compare.

Who pays closing costs?

It depends on the transaction. How closing costs are divided between buyer and seller is negotiated and spelled out in the written agreement—we don’t promise to cover every cost. The title company’s settlement statement shows exactly who pays what before you sign.

What if I’m behind on mortgage payments?

We’re open to talking with you. Depending on the property and the amount owed, a sale may or may not be possible.

Contacting us does not pause a foreclosure case or a scheduled sale. Deadlines set by your lender or the court still apply. We encourage you to stay in contact with your lender and to consider speaking with an attorney or a HUD-approved housing counselor.

What is a Subject-To purchase?

Ownership of the home transfers to the buyer, while the existing mortgage stays in the seller’s name and is not paid off at closing. If this option fits your situation, your written proposal explains every term and its risks before you decide.

Can I have my own attorney review the proposal?

Yes, and we encourage it. You’re welcome to have an independent attorney—one who represents you, not us—review any proposal before you sign. We’d rather you feel confident than rushed.
